HOME SALES PICK UP IN JUNE

Woodstock, Ont. – Homes sales recorded through the MLS® System of the Woodstock-Ingersoll and District Real Estate Board numbered 104 units in June 2012. While this was down two per cent from June 2011, it was an improvement from levels in recent months.

“Sales activity in June ran about even with levels in the same month last year and the year before,” said Lori Goldhawk, President of the Woodstock-Ingersoll & District Real Estate Board. “That’s a considerable improvement from April and May, and that was reflected in the size of the year-over-year decline, which was the smallest in six months.”

The dollar value of all residential property sales amounted to $26.2 million in June 2012, up one per cent from levels recorded a year earlier.

The average price of homes sold in June 2012 was a record $252,057. This was an increase of three per cent from the same month a year earlier, and marks the first time that the average selling price has topped the $250,000 mark. However, this increase can be directly related to the continuation of higher end homes selling in the month of June. Approximately, thirty-nine per cent of homes sold in June exceeded $250,000. Three of the homes had sale prices exceeding $500,000.

New listings numbered 158 units in June 2012, down 27 per cent from June 2011.

There were 602 active residential listings on the Board’s MLS® System at the end of June 2012. This was down 19 per cent from levels at the end of June 2011.

There were 5.8 months of inventory at the end of June 2012. This was down from seven months at the end of June a year earlier. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.


Sales of all property types numbered 112 units in June, down one per cent from the same month in 2011. The total value of all properties sold was $28.4 million, a decrease of four per cent from June 2011.
